In Summary...

RD Design Services specializes in developing our client’s ideas, needs, and desires into construction-ready documents, whether it be a simple addition, remodel, or a custom home. But it doesn’t stop there. We’ll also submit the plans for review to the city or county in which the work is to be done, as well as apply for your building permit. That way, when we’re done with your project, you can start construction immediately!

We also offer specialized services to architectural firms in the need of temporary help with creating construction documents.

Please see the detailed sections below to learn more about the specific service options we offer.

Whether you want to reconfigure or add to your existing home, or if you’re looking to design your dream home, we can help with every step of the process.

Here’s a summary of the services we offer:
  • Programming
  • Schematic Design
  • Design Development
  • Construction Documents
  • Design Team Coordination & Project Management
  • City Plan Review Coordination & Permit Application
  • Additional Services (as dictated by project requirements)
For detailed information on each of these services, please refer to the Design Process section of this website.

For the Contractor...

Do you have a client for whom need a set of construction documents in order to pull a permit? Or perhaps you want to build a spec home, and need to refine the design and create the CD’s. Maybe you’re a production home builder looking to develop your next product. Regardless, we can help with any part, or all of the process.

Please refer to Private Owner section above for a summary of services, as well as the Design Process section of this website for more information.

For the Architectural Office...

After using AutoCAD and Architectural Desktop for years, we finally transitioned to Revit Architecture, which we’ve been using since the release of version 9… and never looked back!

If your firm is using Revit Architecture, or perhaps considering a transition into using it, maybe we can help. We are available to support you in the following ways:
  • Temporary project team member doing modeling and/or assisting with construction documents
  • Content / family creation
  • Implementation guidance
We're confident that, based on our technical background and design experience, we can offer a higher level of service than a traditional "draftsman" trained in Revit Architecture. This experience allows better integration into your team by enabling us to identify and help resolve design issues during the modeling process. As a result, our rates may be slightly higher than a draftsman. However, we believe there is added value in our services, and feel the slightly higher rates are justified. For more information on our rates, please view and download our services & rates sheet here.

Fees...

Ah, the question of the day... "How much will it cost?" Unfortunately, there is no "one size fits all" answer, so the answer is "it depends." The total cost of design services will depend on many factors. Here are a few:
  • Complexity of the project
  • Remodel/addition vs. new construction (the cost per square foot on a remodel/addition, for both design services and construction, will almost always be higher than new construction due to the additional constraints of the existing structure, as well as the added cost of demolition)
  • Level of service desired
  • Hillside vs. flat lot
  • Excessive restrictions imposed by HOA's, or city/county ordinances
On average, our fees typically end up between 3% - 5% of construction costs, but there can be exceptions to this. Additionally, these numbers don't reflect fees for other team members, such as structural and civil engineers, interior designers, etc.

For the majority of the work we do, we'll provide a fixed cost proposal for our services, so you'll know how much it will cost up front. However, there are some circumstances that dictate an hourly fee. Again, it depends on the project.

3D Visualization & BIM

At RD Design Services we use the latest BIM (Building Information Modeling) technology, which allows us to construct a computer model of a project. What this means to you is that we can identify and eliminate potential conflicts before starting construction, which should greatly reduce the likelihood of change orders and cost overruns. It also allows for accurate material take-offs, resulting in more accurate construction cost estimates. Furthermore, we can create 3D visualizations that provide a better understanding of spacial relationships and a yield a more realistic representation of final appearance than traditional 2D drawings.

If you’re an architectural office, please refer to the information on this page to learn how we can help you with our BIM expertise.
